The basics

Down payment:

Minimum 20% for a rental/investment property (non–owner-occupied).

Rental income helps you qualify:

Lenders can add a portion (or all) of the property’s rental income to your application — so the rental can help support its own mortgage.

Owner-occupied with a suite:

If you live in one unit and rent the other (e.g., a legal basement suite), you may qualify with as little as 5% down, because it’s owner-occupied.

Building a portfolio

Each lender limits how many properties or mortgages they’ll hold for one borrower. As your portfolio grows, which lender you use for each deal matters — using the wrong one early can block your next purchase.
